SoCal is extremely tenant friendly. I found folks wouldnt even consider purchasing a property unless it was delivered VACANT. No on wants to deal with a tenant esp during Covid. Additionally we are now seeing stories where a owner sells their property, it closes escrow, they get their funds and still refuse to vacate..how bout that..mind boggling.

Omg I also have property in SoCal. Its a nightmare. We will never get that money back! You can try to owner occ the property but right now esp with Covid everything is being handled to tenants and small landlords are supposed to now support them. Are you a member of AOA? The trainings & legal referrals/advice have been a great resource.

@Ana Bedevyan Hi Ana I own in Running Springs & Crestline and asked my property mgr about doing STR and AirBNB and was told that the new law dictates we must be within 1 hr of the property. I live in the San Fernando Valley. Have you heard about this? Also theres the issue of the snow/pipes etc..Thanks

@Quincy Lockett WOW THATS CRAZY...Why would a tenant not want a plumbing repair. I'll never understand some folks.

I just spent 2 hrs talking to AOA (Apartment Owners Assoc) rep..they offer assistance to landlords of SFH etc aw well as apts.. Not sure how it works in LV ( I am in Calif) but you can give notice to a tenant if you intend to OWNER OCCUPY. I would check with your area for info..

I have scheduled & provided my tenant 3 days notice for entry for a realtor & handyman walkthrough of the property to get a approx value. Both realtor as well as handyman will be masked. The tenant is trying to ban entry claiming COVID concerns however they were perfectly fine interacting with the handyman unmasked during the deck repair a few weeks prior. Can tenants bar entry to the property even with more than sufficient notice and masked? This is a cursory walkthrough..no items will be touched. This is in SoCal. Thank You
