Greg M y & Jennifer Levini, you might want to watch MEET KEVIN..as well as others on YOUTUBE. FORBEARANCE WILL NEGATIVELY IMPACT YOUR CREDIT!!!! DONT BE FOOLED!! The mortgage company is adding a "NOTATION" to the comment section of your credit report that states you are in FORBEARANCE! This not only LOWERS YOUR CREDIT BUT MAKES IT DIFFICULT TO QUALIFY FOR A REFI OR EQUITY LINE!!! You can see several examples of this online where folks have posted their credit reports!

California was just extended 2 months! Its also my understand that the tenants will have a year AFTER ORDERS ARE LIFTED to pay back rents!! How the hell is this gonna work? Theres no incentive for them to pay and no way for landlords to enforce it. The tenants will bounce with all their rent in their pocket!

Hi I have 2 properties in unincorporated LA County same city. I would like to scale down & move into my rental in order to refi it as OWNER OCCUPIED and take advantage of the low interest rates.  I intend to rent my current residence.  Tenant is on mo to mo. How do I go about this with the moratorium extension? How long do I need to wait to serve notice that I do not intend to continue to rent to the tenant? Also what are your thoughts on the current rental market..Im wondering about the available tenant pool for a 3+2.

Thank You. That was my bet but wasnt sure. Will start researching Notes. At this point burnt and want to take a break on rentals and at least explore other options.

Hi BP community. I am looking for ways to continue to invest in Real Estate, with the goal being monthly cashflow without picking up additional doors. Im tired of managing the property managers. Any suggestions on topics to start educating myself on? I have heard a bit about notes years ago. Plan on taking the next year or so to learn about other real estate investment strategies. I am not interested in flipping..I dont even shop at Ikea hehe.

Hi Tom, 

I am very interested in getting more info on the Monetized Installment Sale. Do you have a referral? I am in SoCal. I too am trying to lower the taxes on a triplex non owner occ rental property. Can you still participate in a Monetized Installment Sale if theres still a bank mortgage on the property?

Thank You Bill..Unfortunately I fall into the group you covered in your last sentence..On another note..I picked up your book at the Pasadena Convention Center (attended Hibas presentation) ..reading through it now. It seems I dont have many options..cash out and take the hit or 1031 it.
