@Greg Cooksey Thank you for your kind words. I look forward to the next BP Lakewood meet on the 18th. Are you going to attend? @David Pierce My contact list is my references. Its funny how letter references work. Ive been working with a REI for over a year and I've asked him a hand full of times to write a little something for me and nothing. But if give his name out he most definitely says great things about me. In the work I've done him is a long list: inspection repairs, service calls, build projects and full scale remodels etc.... Keli Landowski I'm not in Cali anymore but a 10x10 kitchen can average around 25-30k depending on the materials and appliances package. I would say on average it's going to be closer to 30k. As far as the bathroom I've been able to remodel a 5x8 bathroom from 5k-10k also depending on material. It depends on what needs to be removed, materials etc.. I would look at the scope of work and see where the $$ is going into. The highest paid subs are going to electricians and plumbers. So depending on there scope of work it also can effect the cost. It might also be the simple fact that the contractor is jacking the price up because they are busy and does not want to take the time to give you an exact estimate. In the past I have done the same thing, treat investors like they are clients but I have found that is not always the way it goes. They just have a different thought process when it comes to how and why they want to remodel.

Ok, BP members! 

I'm finding a lot of info on what questions investors should be asking contractors but I'm not finding much on the flip side. As a GC I'm looking to work with new investors and build a team of REIs and want your feedback on what questions I should be asking investors?

Thank you for the welcome info..

I did go to my first Meetup in Lakewood and it was a great turn out. I was the only GC that attended and passed out plenty of cards. Everyone there was happy to talk to me and I made some great contacts. I plan to attend more Meetup's in the future. 

I've been listening to the BP podcasts and I very much enjoy them. Lots of great info and note taking. To many books for me to read but I will add the two you mentioned to my list. Im reading The Seven levels of communication now.

When I decided to be a GC I told my wife "I will not fail"... So far I have made a long list of clients and I'm excited to build a longer list over the next year. My goal is to stop working for the general public and work with my team of REIs in Thurston county. This will help the main goal of becoming the proud owner of multiple properties and make a far share of passive income. I don't want to be rich. I just want to have the freedom to write a check and know its not going to bounce.
