@Zachary Critchett When it comes to drain fields they need to breath and any kind of cover can not allow this to happen. Not that you can't cover it and its going to work great for years! Its just not ideal per manufacture. Now.. since you are in a pinch. Give a call to the city and or the manufacture and see what they recommend if you had to cover and use to drive over. I'm thinking that there first response is going to be not to cover, just explain your situation and they might just have a solution...

@Marcin Chojnacki My apologies.. My statement was not clear. I was talking about who is aloud to work on electrical or plumbing. Permits for changes on the house is a whole other conversation.

Totally understood, all of my clients know that I don't charge by the hour but by the job. I was just trying to get an idea of the contractor labor rate in your area vs here in Western WA. Here in WA you have to be Licensed or at least have a permit to do any kind of electrical or plumbing of any kind. I'm sure you know how to add the numbers and put together a great project. I just hate the fact how people think that what they see on TV is what you can get in the real world! Your right! from what I can see in the photos it would have been more like 55K-65K as material is always the deciding factor in the end cost of a project.

@Marcin Chojnacki I don't mean to be a Debbie downer but I find it hard to believe that you only spent $44,800? What was the hourly rate of your contractor? How much of the work did you do your self? Just like @Jay Hinrichs asked did you replace any of the major systems? You might have not ran new circuts but I'm sure you moved and replaced switches and outlets? How long did the project take?

@Jae Heiner I have been hearing a lot about Airbnb but have not checked into it myself yet. I would love to hear where there rental is located? I do know there is a shortage of rentals as I have tried to book a rental myself .

To All! The Vacation rental idea is only a possibility or a idea to gain cashflow. The main objective is to purchase a vacation home for the family. My parents live in Cali and I'm located in Oly so Bend is the best possible area in the middle.

My parents and myself have come up with a plan to JV in Bend. Please let me know if you're interested in setting up a time to chat, and or working together in the future. Looking to start this venture ASAP...

Bathrooms 2+

SQFT. 1000+

Lot size (Large enough for 3 large dogs)

Easy to maintain landscape

Parking is a plus

Location (close to amenities, shopping, parks, trails and river)

Does not need to be close to schools or jobs

Not on a busy street

Possible turn key depending on price

Possible cosmetic remodel/fixer (not total flip or gut project)

Possibility to rent out as a vacation rental

This is just a guideline..
