Struggling to Find a Contractor in San Francisco

This might be a long shot but I am looking for a contractor in San Francisco to remodel my kitchen and bathroom before I sell. Both the kitchen and bath are exceptionally small, but the bids I've gotten have been around 50k for the kitchen (even with no footprint change) and 30k for the (5x8) bathroom, and there is pretty easy access underneath to both. I would actually pay for a good referral at this point... my budget is around 40k for both the kitchen and bath but it's looking like that is wildly unrealistic.
