Our cost for building homes- excluding the land on a entry level 3/2 has been about $110-$125 a foot. Are you building in City of Salem or Marion County? SDC's can be very expensive so make sure you have that added to your total. Jay Heinrichs has played this wonderful game for a long time and getting close to his numbers takes a lot of skill and experience. (not just the subs- but value engineering and bulk pricing) Sometimes this can backfire since you may not have a good history and are asking for the best pricing. Without previous experience track record, you may be in store for poor quality and excessive time frames.

We are at the end of a 10 year swap on a original $4.2 mil loan.  New about is $3.3 mil.  We are looking at a swap with a major bank.   The cost is about $50K.  (25K for the swap, $10K for the appraisal/condition inspection $10K for the   (They felt there was about $900,000 in maintenance that would need to be done over 10 years)  Roof's, elevators, blacktop etc.   Appraisal came to $7.5 million.   Swap rate on a 10/15 came to 3.83%.  But they felt we needed reserves and want to put a credit line on another apartment building for $820,000 and restrict $500,000 repairs and allow $320,000 for the actual credit line.  

Is this in line?   Product is cash flowing great.

Looking to source some IG (industrial general) land in Salem Oregon.  Looking at .5 acres up to 10 acres. Target price is $50,000 to $125,000.  Will consider a warehouse with extra land. 

Price depends on needed improvements, offsite work and or location.

We use Bertolucci and have had no issues.  Small 28 unit complex in S. Salem.
