Realtors who are wholesalers- whats your script?

Both as an agent and wholesaler I'm looking for motivated sellers. Is there a script or strategy that anyone is using to get a listing if they can't get property under contract or vice versa? When I'm speaking to a seller I want to use all viable options to work with them.

I never took listings from the public I would refer them to agents that worked for me.

But I did a ton of buying as a principal.. so I would just go through whats involved with retial and whats involved with wholesale. and let them decide.. ALWAYS having their BEST interest in mind.. Showing them if they list and sell they can make this much more money ... But if they sell to me its clean and easy and done.. but I am buying for profit or loss.. always used that terminology.

So your hoarders and others semi weird folks who just did not want to deal with the public or distressed ( prior to the anti equity stripping laws that came into Oregon and Washington I am sure your aware of the dangers of those if you violate them) came into effect.

if your honest with folks they will either let you buy it or list it.. All these people that think having a license is a hinderance are really missing the boat.. I would of course take a referral fee from the agents that worked for me.. they were very happy to have a listing laid in their lap.. but this was good for 150 to 200k a year just in referral fees. I think one year I topped 300k.. why anyone would not have a license is beyond me really.. And then on the deals I bought of course we did well with those.. But at the end of the day many times I thought if I just concentrated on listings only and spent as much time and money and effort on those. I could have been knocking down 750 to a mil with NO risk of buying the properties.. but then again I am all about risk
