Post: unpaid water bill on new property

Hello everyone. I bought a property and after found there was a water bill unpaid from previous owners. its a few hundred. The contract said that all outstanding charges must be paid. Also the title search did not come up with any unpaid bills. Does anyone have any idea on how to navigate this? I do not think its worth spending money on an attorney. Is the title company at fault at all? thanks

IMO $9k is in the right ballpark especially if youre getting brand name units... but it's always best to get multiple bids before choosing one. 

FYI new energy efficiency regulations are rolling out in 2023, and that will make new HVAC systems more expensive for consumers. That may be part of the reason the numbers you're seeing now are higher than they have been in the past.

Hello everyone, this is my first investment property and home. I am looking to replace an AC unit in a duplex I have in Brevard county,  Florida. HVAC system already in place but the ac units are not functioning. I was quoted 9k for both side- wondering if this is a fair price. 

Each unit is about 800 square feet. Would a 1.5 or 2.0 ton be more appropriate.

Hi we need to replace both ac units for our duplex on the beach side of Melbourne. Each side is 850 sq ft. According to internet  It is on the edge between 1.5 and 2 ton units but read about larger units short cycling and less dehumidifies the air. Any reco on which size to get?

Since you're new to the area, you might not be aware that Brevard is about 70 miles tall. A good contractor living in Mims might not be interested in a project in Grant. Also, what level rehab are you talking? 


thanks for replying! It’s in Indiatlantic. Was hoping to replace a flat roof with soffits and fascia, new gutters. While the roof is off, would like replace any easily accessible cloth wrapped wires. Would also like to run wires for ceiling mounted can lights and add kitchen hood and bathroom exhausts.

Hello everyone, I know this is a long shot but I am looking for an investment friendly contractor to help me rehab a duplex I just purchased. Would appreciate any leads or recommendations on how to find one. Thanks!

I am about to close oon my first investment property- a duplex in Brevard county. I am looking for someone to help with a new  roof and  some electrical. While the roof is off, it would be easy access to some of the eletrical so would need to coordinate the two. Would love referrals if anyone has any.
