Hi there, I’m looking to hire a General Contractor in Newburgh for a gut rehab of a four-family property. Do you have any recommendations for reliable contractors that I should have price the job? Drawing set is complete and work is ready to go. Similarly, any contractors that should be avoided based on bad experiences?

Hi @Nicole Foglia why not keep the ground floor commercial and lease it out to a business? I agree that it is best to get the zoning finalized before turning it into a residential unit.

I use a local bank here in Topeka.  To be fair I have 10 years of business experience.  That may have played a role in their willingness.

Jacob, I think you're right. I spoke to a couple of lenders who won't deal with an LLC that was formed less than two years ago and has less than $250k in annual revenue. Needless to say, my SPE does not meet those requirements.

Regardless, in Buffalo I had a cash deal in an LLC that I had re-financed after the reno was completed. It was through Tompkins Bank of Castile, ask for Mark Brooks. Perhaps they can help. Mine is on an 80% LTV on a 20 year note.

 Hi Eric, I need funding for the rehab before I take out the long-term mortgage. Thank you for the suggestion, I will give him a call!

I recently purchased a renovation property using an LLC that was formed specifically for holding the property. It was purchased with all cash so there are no liens on the property. Because the property is held under an LLC, I can't qualify for a HELOC. Any suggestions out there for alternative forms of financing? The property needs all new plumbing and electrical.
