Has anyone successfully received Federal or State Historical Tax Credits in the Hudson Valley region in Upstate New York? Or have you decided not to pursue them for a specific reason? I'm interested in learning more about this as I'm looking at a multi-family where the rehab costs are greater than the building cost. 

@Mark Fagan are there any downsides or risks to applying for the Historical Tax Credits that you are aware of?

@Emily Dominijanni @Dave Holman you both mention that the process is complicated. Is there a ball-park number of how much the associated consultant fees cost?

@Emily Dominijanni that was very helpful, thanks. I am looking at a project in a historical district where the cost of the rehabilitation exceeds the cost of the building (and the underlying land). Are you able to obtain a Historical Tax Credit if the construction is already underway?

Hi @Ryan Deasy did you ever proceed with applying for the Historical Tax Credits? I'm looking at a property that I believe qualifies.  

@Craig Bellot assuming a long-term hold, are there any disadvantages to applying?

Hi all, where are you listing your apartment rentals? Which website or service do you find to be most effective? Specifically for apartments in Beacon, Newburgh and similar places Upstate? Interested in hearing from some local landlords on here.

Hi there, I have a great quality drawing set for a renovation, but I need a licensed architect to sign and seal the drawings. Does anyone have a recommendation for an architect in Newburgh or Beacon, or elsewhere Upstate NY?
