I was thinking this would be good for a short sale but at those numbers its probably in a decent area and would be a good deal. I am curious to know why she could sell it, is it not worth what she was asking? What do u think was her biggest problem when she was trying to sell it?

@Mathew Weissman Love your plan. You will be successful no doubt! Check out Millionaire Next Door. Great book! Real Estate has many great books, but also try to learn your strengths and weaknesses. These are also part of the tools of success.

Best of luck with this.  I completely agree with@William Wright. Only part I would ad is if you should decide to invest some of it. I would do in very small portions to find out what you like and dislike. This will help you grow and weather any storms. Mentors are wonderful, just be careful there is a lot of sharks.

What is house worth? What is owed? 20k on a 200k house is different then 20k on 50k house.

 Anderson has changed there rules some on off campus living. And they recently (last couple of years) built a large dorm area for couples and upper classman (I do believe, feel free to correct me if this is wrong).

@Mark S.  Is this your first investment outside the us? I was curious about this too, would also be curious to know how successful people have been with outside us real estate. Sorry not trying to hi jack the thread.

@Mathew Weissman  Sounds like you are a go getter. If I was you, you might keep banking as much money as possible until you get done with school. It will be easier to handle the obstacles that come wit real estate and you won't have to worry about your daughter. I have 2 girls and I do this around them, I understand what your trying to do. Keep gathering knowledge and maybe a partner will pop up and you will be able to jump earlier. But there is only 24 hrs in the day and when u ad something, something else gives. Just my 2 cents, but if I was you I would keep learning about real estate,  finish school and then start investing.  That way u can devote the time you need for it and don't have to worry about the financial problems that come with homes and time.  Not trying to down the idea, but I think some people often over look how much time it really takes to win. Best of luck!
