I'm from Denver also, and multi-family aren't as common as they are back east. But this is the place to network, so get that "wish list" out there!

Since you are asking what to do in your situation, I would highly suggest that you consult a real estate attorney. There are too many parties and too many factors for this to be a simple situation.

However - I highly encourage you to rethink your financial arrangement with your parents. Why are you going into this situation, when you already said you can't trust your mom? Listen to your gut - if you can't trust her, DON'T! While you may be convinced that having your parents backing (and their money) is the quicker way in get into REI, it would be better in the long run to go on your own. There is too much family drama here.

I know nothing of Georgia law - I just want to say as a military brat it is NOT unusual to get one month, or even a couple weeks, notice to move. Ask to see a copy of their orders, to make sure their being honest.

I think another (sad) possibility is that your father-in-law may have a really hard time envisioning a woman being successful with Real Estate Investing. There is an inherent risk with REI - but that happens with ANY investing outside of CD's. And women who take risks are not always favorably viewed in our society.

How are you going to handle all the (male) contractors? And there is so much math! Are you sure you want to worry your pretty little head over such things?

If it makes you feel any better, when we (my husband and I) told my mom that I was talking over a larger role in our REI business, her question was, "What are you going to do? Pick out paint colors?" (No, I am not kidding.)

Follow your gut on this - run. The way it appears to "complicates things" is that you can catch them on their scam.
