Are you flipping or buying & holding? That may seems irrelevant - a roof costs the same no matter what. But your finishings (flooring, light fixtures, kitchen appliances) vary depending on your target market. White appliances in rental are fine, but if you're looking for top dollar in a flip, you may need to spring for stainless-steel. 

Grab a notebook and go to a Home Depot or Lowes. Act as if you were getting estimates for your dream investment property. How much is carpeting installed? What are the differences in water heaters? You'll be getting ballpark estimates, but this is helpful when talking to contractors - you'll know if they are vastly overpriced.

Have you listened to any podcasts? While it's great to get an agent and start looking, you need some more people on your team. Start vetting contractors now, get some names of real estate lawyers, ask people if they know a good plumber. You want these contacts as soon as possible.

To find out how much it would cost to fill, call the water company. Water rates vary from location.

Are you flipping the house or renting it? If you are flipping it, the pool maybe an attractive feature, especially if it's common in your neighborhood.

However if you are renting, you need to be sure that there is a child safety gate surrounding the pool. Call your insurance agent and see how much more your insurance will be. And if you do decide to rent with the pool, I would pay for a pool maintenance service, to make sure it was kept-up. Just increase the rents accordingly to include this cost.

Sadly, people take their lives for many different reasons. I don't think you can assume that there is something going on with the banking industry - even with the numbers you gave (less than 20) that is still a tiny fraction compared with the number of people who work in the banking industry.

It's matter of perspective. You could have easily spent that amount of money on listening to "gurus" for days on end - and not have much to show for it other than books and DVD's. It's all a learning process. 

Would love to see photos of your project. What was the one (or two) snafus that cause your estimates to be too low?

The meet up this month was actually the 10th anniversary party. @Anson Young organizes the Denver meetings, usually at the last Monday of the month.

Those are highly sought-after areas, for sure! Since you live downtown, you might want to start just by walking around your neighborhood. Write down the address of any places that look run down, need paint or some repairs. Then do some research on the history of the property.

There aren't as many multifamily units here are there are back East, so you'll have do a little more hunting for them. Are you looking in a specific area?
