Hi @Andy Lambert , welcome BP and REI. For any local market, I like to drive around different neighborhoods myself. Actually look at the condition of the homes and yards. I use realtor dot com and zillow a lot for active property searches and zillow mostly to see what has sold in a particular area. Property management companies can maybe help tell you where the neighborhoods are that have lots of rentals.

One of the first things you should do is identify your REI goals. Do you want to wholesale, buy & hold or fix & flip? This will help guide you in the types of properties and neighborhoods you will want to look at.

Hi @Chaz Reid . Is that 10k each or for all? I have rentals in the south side of Statesville, similar neighborhood to what you described. If it's for all of them, I'd probably do it. Then depending on other funds available, get one fixed and rented ASAP, then work on the others.

If they're 10k each and need a ton of work, it may not be worth it. Any comps to go by?

I'm not licensed anymore, but I had my Series 6,66 and 26. (Didn't loose them, just let them expire) My best advice is to always choose the answer that is in the best interest of the client. A lot of the client questions are common sense. Suitability is a biggie. You might be able to find a cd online for practice tests.

As far as I know, renter's insurance only covers their belongings. I could be wrong on that. Many insurance companies won't give you homeowner's insurance for different breeds. My daughter had a Siberian Husky when she came to live me. I just so happen to be changing companies at the time. We had to have the dog stay at a friends until the policy was in place because they didn't allow that type of dog. Luckily she found an apartment shortly thereafter that would except the dog.

Do your research on what the insurance companies allow balanced with your comfort level of risk and go from there.

@Chris Pastrana , @Bill S. makes good points. I always have prospective tenants fill out an application. I tell them to fill it out completely. IF something does not apply to them, I tell them to put 'N/A'. At least this way I know they looked at it and are not just being lazy and skipping around. I also tell them that must have at least 3 refernces (combo of personal and professional) as well as current landlord contact info and that they will be called. Basically, if someone has something to hide, you won't get the application back. In my experience, this helps weed out some of the most undesireables right off the bat.
