We had the structural engineer and a contractor out to the house. They both agree it is a total loss. The damage done is extensive enough that it doesn't make sense to fix it. The contractor said if it had been a frame house, maybe, but being masonry construction, he didn't even want to touch it.

The adjuster comes out Tuesday and the engineer is going to be for that too. Our policy states that in the event of a total loss, the pay out is the agreed upon price stated on the policy. I'm hoping this means that once the adjuster agrees that it is totaled, they will just cut us a check and not try to drag it out forever.

@Anthony Gayden he did call too. There were 11 missed messages on my husband's phone when I got home. He works nights and sleep during the day so he hadn't heard the phone go off. The text was the quickest to access.

The driver's adjuster called yesterday and he is going to make an appointment with another individual to come out and inspect the property. I'm waiting to hear back on when that will be. Also waiting my adjuster to call back.

@Kyle J. thanks for the link. It was very informative.

@Kimberly T. , just got off the phone with my insurance company. They expect the adjuster to get back with me today. The hole is boarded up now with a couple of jacks placed for support so the whole building doesn't collapse.

I will be checking into public adjusters and structural engineers so we have someone more impartial than the insurance company's guys determining repair costs.

We spoke to the highway patrolman who was at the scene yesterday. It appears the driver is experencing the onset of narcalepsy, don't know for sure. We got the insurance information for the driver and called the company. We are hoping to hear back from their adjuster today.

I will talk to my insurance company today to update them on the situation. Since the car it the house, it's primarily the auto insurance that will pay for everything.

The county code enforcer gave us several options for stuctural engineers to come out and check the damage. His thought being that an auto adjuster may not know how to properly assess such damage, but they wouldn't be able to argue with the engineer's report.

Chris, thanks for the offer. I may take you up on that as things progress.

Okay, so I get home yesterday and there is a message on my phone from my stepdaughter. "Christine, you might want to check out Facebook. There is a picture on there with a car crashed through the front of a house and it look likes dad's brown house." I checked my husband's phone and low and behold, there is a text from our tenant that some guy crashed his truck into the house.

So I wake up my husband (he works nights) and he rushes over there. The county inspector has condemned the house due to structural damage. The Salvation Army is putting up our tenants in a hotel until the end of the week. Thanks god the bottom of the house was only used for storage and the tenats rented the apartment upstairs. They are ok, the driver is ok, his dog got hurt.

I called my insurance company and was told to get the police report and put in a claim on the driver's auto insurance. That's on today's list of things to do as well as inventory everything that got damaged, several antiques were being stored there.

We have taken some pictures and will take more tomorrow. Cracks go all he way up to the roof and to the other 2 corners of the building We have it boarded up now. We are wondering how this will work from here. Does anyone have any experience with such a situaion?

@Chaz Reid , zestimates can be a bit sketchy. If your buyer plans on doing the work himself, you may be able to wholesale them for a quick turnaround.
