@Mike Sattem , @Bill S. makes some great points. In addition, if you know your renters are seasonal and let's say you expect to the house to be empty 2-3 months in the summer, then I would do the following:

1. calculate my annual expenses

2. how much I want to have as positive cash flow

3. Add together and then divide by number of months you expect the house to be rented

This would determine my monthly rent and I don't have to worry about 'eating losses' when empty because I have already accounted for that.

Also, how are you marketing the property? You may doing some of these already: craigslist, campus bulletin boards, campus newspaper/newsletter/housing assistance - just a couple of suggestions.

@Travis H. I agree with @David Beard completely. Sell and use the money to buy 1 or 2 more you can buy and hold. What an awesome thing to happen. I'm impressed with your first flip only being on the market for 4 weeks. Sounds like you are on a roll. Keep rollin'!

@Account Closed It looks in good condition. Would you be paying cash or getting a loan? Do you know the going rental rates for the area? It looks occupied, so you might have to deal with evicting prior owners. Sometimes people will damage a house before the leave, so you might want to have some money ready in case that happens.

Just a few things to consider when evaluating a property. I'm sure others will add more insight.

@Chris Pastrana Don't get me wrong. There is nothing wrong starting out with a flip. I would love to do one myself right now, but my husband is not quite ready to take that risk. We just happen to each have one rental when we met and found two more great opportunities that we couldn't pass up after we married.

If you have the funding available and you find a property where the numbers work, then go for it.

The house went for auction, so I waited to see what happened. Opening bid was $19k. It did not sell. We went to see it with an agent. It was worse than I hoped and misrepresented. It turned out to be 3-1/1 units. We are not going to offer anything for it. Thanks for all the great advice.
