Hi @Joe Swagerty ,

I purchased a pair of duplexes last summer and one of the already had a section 8 tenant living there. Renting to a section 8 tenant is really not very different than renting to anyone else. If you visit the property and the tenant is taking good care of it, I see no reason not to renew the lease if they want to stay. The Housing Authority will continue with their annual inspections. I purchased in July, they inspected in November.

Section 8 does not guarantee anything as far as someone being a good tenant, nor do they help with eviction. If you find you need to evict a section 8 tenant, you do so as if they were any other tenant. No matter who you rent to, my biggest piece of advice to properly screen tenants so they meet what you are comfortable with, ie. income, rental history, job history, references, etc.

@Jon Holdman and @Matt Devincenzo Yes, I was referring to BP. I supposed I should have clarified more. I was thinking more about when I was talking to people who already know me, but also know I don't have experience in flipping or have the personal funds available to buy/fix and they might question my ability to pull off something I haven't done yet. I don't want to use it in the effect of bragging, but more as a way of letting them know I have resources to help me succeed.

Sounds more like it could hurt more than help.

Hi @Thomas Shaw , there are lots of ways to find properties. I have used Realtor.com, Zillow, Craigslist, EconoHomes, Hubzu and others. My husband & I also drive around town once in a while, we often find FSBO's and homes that look vacant. We also got a few leads from the county housing inspector (not sure I got the job title right). He gives out the CO's on the rental properties. He informed us of a few houses that another landlord was trying to get rid of and another house that had been vacant for years.

I might also recommend property management companies. They may know of landlords looking to sell properties, your local REIA or landlord association and just talking to people. You never know who might know of a great property.

I have one section 8 tenant that was already in place when I bought a duplex. There was no dishwasher in the units and as the kitchens are rather small, I don't plan on putting one in. That decision has nothing to do with them being section 8. I personally would not have a problem renting a property with a DW to a section 8 tenant. I do, however, screen all tenants rather carefully. My local housing authority told me to treat them as any other tenant when it comes to screening for acceptance or having to evict them.

@Jarrett Harris That day is coming soon, I'm sure. So far, with two kids and the amount of expenses we have had, we still get one. This year's will be slim and we don't expect one next year unless we adjust our withholdings from our full time time jobs to compensate for rental income. Our goal when it comes to taxes is to come close to a break even point. I don't mind not having one, but I don't want a huge tax bill either.

Hi, NC is a great place to pick up properties. In my opinion, Charlotte has a good market for fix & flips. I live in Statesville (45-60 min north of Charlotte) and I believe we have a great market for buy and hold. There are several members of BP from various areas of NC that I'm sure would be happy to help you if you know what areas you want.

HI, Just to give another example. My husband & I used our tax return and a 401k loan to pay for the first property we bought together.
