Hi 

I never tried gulf, so I have a big learning curve ahead of me, lol. There are many strategies to real estate investing. What I love most about it is that you can tailor it to your financial goals. Real estate is a great wealth building tool in the long term and a passion for us. We are constantly trying to grow our portfolio in the Tucson market. Im happy to network, share/exchange ideas and help others get started. Mi humble advice: Keep learning and moving forward. Its nerve wracking sometimes and challenging. But, its been an amazing process for my wife and me. It has profoundly impacted our life for the better, allowed us to meet amazing people that like us are very passionate about Real estate and we are very grateful for it.

Hi, everyone, I have a couple rentals on Tucson. What I did is a 2nd mortgage on the property (6months after) since the first mortgage was at 3.2%…. I was able to pull 100k out without changing the first mortgage. Tucson federal Credit Union were the ones that provided financing. Im very satisfied with the deal since I purchased 2 more homes with those funds.

Hi fellow investors!

Welcome to the forum, that's great news. Starting can be very exciting and overwhelming at the same time. For us, our current investment strategy we take advantage of, is primary home loans by moving out and renting the previous one and purchasing one additional property every year. you're able to buy a single family home or a multifamily up to 4 units every single year. Our model is to buy distressed properties("grandpa's old home"), forced equity by rehabbing them. Very similar to the BRRR Method. In doing this we require less funding for entry. In your case you can also take advantage of 0% down payment VA loans only available to military individuals. Feel free to reach out. I'm always happy to connect with fellow investors. My rules for renting:

I avoid Nov to February for rentals.
If I don’t get good applicants ( credit/income) by day 7 on market= price drop. 
If I don’t rent by 23 days on market something is definitely way wrong with my listing. 

For rental comps, I do a market re-search of whats available around a few blocks comparing other proper/ amenities. And price my unit $50 under.

I totally agree with keeping it. Specially if you grandfathered one. They usually are worth 15k more on an appraisal but cost 25k to 40k to install a new one.

That's great I would like to know too. I consider Tucson a great buy and hold market. We have a few properties and it has been good investments with great tenants. Unfortunately I self-manage so I don't have experience with property managers but definitely in the future we will need good ones. BTW Sam, Impressive portfolio growth. It really  inspires me to get out there and find more deals! Would love to network with you if possible. My wife and I are very passionate about real estate and how it changed our lives.
