Hi Seth, welcome to BP!! Tucson local investor here. Did you check a next door comp that just went into contract? Its about 20k more but has 2 units. About the same price but smaller work scope/problems and 2 rents. It listed 11 days ago. So it went fast. Also adding a extra bedroom but not adding sq ft doesn't help much on ARV specially currently being under 1,500sq ft. If you need anything Im happy to connect. Good luck in your journey, you are on the correct path. I wish I started to look into RE at that age!

Hey James welcome to BP. Im also a local small investor with a few properties in Tucson. My wife and I moved 4 yrs ago and fell in love with the area, its people and specially the food. We mainly own SFR and do LTR but last year we added our first STR and its been a great experience. I would love to connect and share our experiences.

Go to a credit union and get a low interest 2nd mortgage and leave the 1rst mortgage intact.

I go with the modular ones from Home Depot or Lowes. Custom made are much more expensive. Just get the filler pieces to make it fit different measurements. And buy a good looking quartz countertops with a miter edge. (to make it look thicker.) that should set you back 5-6k on materials plus countertop install
