Diving in! Looking for a co-investor!

Hello, this is my first post here! I am from Tucson, Arizona, and I am looking to invest in my first income property. I found a nice-sized ~1000 sqft per unit quad-plex (two duplexes) in a decent area of town listed in the mid four hundred. The only kicker is that there is an identical quad-plex right next to this the one that has to be sold simultaneously and I can only afford one. So, here I am, trying to reach out and see if anyone would want to team up and add some income properties to their portfolio! Thanks for reading my post!

@Corey N Coulter may post some numbers for investors to look at?  Also, do you want to be an investor in one or both?
