@Amanda Forde I have two rentals in Dorchester and while I had expressed the desire to raise rents last year with the tenants, both have been great in terms of taking care of the units, and being respectful neighbors, and of course paying on time. I thought it was in my best interest to keep them locked in (both renewed for 9/1) at the same rate. No need to be greedy right now.

Hi BP,

For those out there who wholesale on a regular basis, depending on your strategy, is it common to execute both an Offer to Purchase and also a Purchase & Sale Agreement? I'm obviously going to have my attorney take a closer look at everything, but I'm curious how off-putting it might be for a seller to have to sign a huge P&S versus maybe just starting with an official Offer to Purchase and making sure we're covering the big ticket items in there.

Thoughts on this?

Unique situation here in Boston.

This isn't a humble brag or anything but just wanted to share for the sake of transparency so everyone can have a clear picture of various areas. Small time landlord, own two small condos in Dorchester, one's a 1 bedroom the other a 3 bedroom, so four tenants in total. All have paid me consistently since the pandemic / lockdown began. Not only that, the 1BR renter is living on the Cape to be away from the city and is STILL paying me the 1st of every month. 

I know this isn't the norm, however I do have some inkling that this luck is at least partially due to my rigorous and patient screening process. They are great people, communicate well, and background checks & credit all came back excellent and clean.

Old thread here I know, but I was just curious @Ryan Vienneau if you wouldn't mind sharing your thoughts on which particular blocks you'd consider war zones? I'm looking in Cohoes currently and while I don't mind a *little* risk, I'm not ready to manage a war zone remotely. Thanks so much!

I had to deal with cat smells in my last BRRRR. We did what @Ryan Ingram suggested and ran an Ozone machine for a few days, in conjunction with scrubbing the ever-loving-you-know-what out of the floors with an enzyme based cleaner that's made for urine smells. You have to soak it. Like dump it on the floors, let it absorb in the wood, and then we covered the floor with a plastic drop cloth to keep it from drying out.

If that doesn't work, you may need to sand the floors.

Pardon my French but isn't that a little ****ed? Like in Massachusetts they just passed a bill that says you can't evict your tenant unless they are a danger to neighbors or causing some kind of health issue. Is that to say that once their lease is up, they just are automatically granted squatter's rights by our government?

@Jimmy Epolito I think you’re right. I’ve always gone conventional and it’s my understanding hard money should be used either as a last resort or with very intentional reasons (fast close, no private money connections, etc)
