@Phil K. How do you get rid of those heaters? I've been shopping around some Worcester multi-families and it seems like EVERY house has one. Are they expensive to replace with something newer?

A graphic designer friend of mine recently launched a site. Free to use and signup and manage properties, payments for rentals are processed through Stripe. It's small, but very easy to use and nice on the eyes.

In addition to what @Patrick Hill said, make sure you to get your direct deposit paperwork filed AS SOON AS POSSIBLE! They will not go out of there way to make sure you're paid on time. Get a W9 ready and make sure you've got everything spelled correctly :)

Question about reserves, and I apologize for hijacking the thread... would a lender need reserves based on, what exactly? Are they just looking to make sure you have enough reserves to cover the mortgage payment? Or that, PLUS empty units.
