@Hank Austin I used my HELOC as the entire 25% down payment, and the remaining balance as the rehab budget. I'm currently putting in finishes on the property and will hopefully have a renter in there very soon, at which point I will have the unit appraised and refinance to pull my equity out and pay back the HELOC.

I second what people are saying about finding a new lender. I'm self-employed too and while it's a huge pain in the butt providing proof of income with the dozens of documents and paperwork they request, it was a bigger pain in the butt finding a lender who will work with us. Keep looking, they're out there.

I just hired Franca Services for our exterior painting. They did our entire triple decker, plus trim painting, and ceilings for about $12k.

@Jonathan G. Truthfully it doesn't smell like anything. I didn't stick my nose right on it but it's not really emitting any kind of an odor that I can detect.

@Brandon Roof Yea actually there was a few spots where an old wire was going through the baseboard. I had an electrician check it out he said they weren’t active or anything. I definitely thought it was a burn mark too. 

@Brian Ellis Hey dude, no the baseboards were these monster 1x8’s and they added a wood trim to the top of them looked like. Could’ve been adhesive? The marks are spaced out enough to the point where it looks like how I would’ve glued something down.

Can anyone help me to identify these black spots? These are located on the backside of the (very) old baseboards on the plaster walls of an older condo. Wife is convinced this is mold, I'm not so sure. This location here is in one of the bedrooms, nowhere near the kitchen or bathroom, so I don't see any immediate ways in which water could've settled up here. You can find these black spots in a couple other rooms like living room and another bedroom. It looks charred to me?

Any idea what this could be?? We're having a mold person come and look at it, but I'm weary that he's just going to say YUP that's mold, hire me to remediate it.
