Hi Romeo, thank you for the response. I have had a few exchanges with city's rental board/dept. In some ways they were helpful (a 25% increase is allowed if a tenant vacates, but that increase is only permitted once every three years, and these rents are way below typical rents for the area). The agent I am working with and I are both looking into the details and what would be required to change it up. I am aware that the units would have to become vacant naturally

Hi there, I am looking at an 8-unit in north jersey, 7 of the units are occupied and the 8th needs renovations. Anyway, the apartments are rent controlled. Does anyone happen to have experience with this? Also, are there ways, if the tenants leave on their own, to convert from rent control to Air B&B or something to get the rents to up to market value, they are currently insanely low. Any insight would be much appreciated

Hello Kyle, I am a licensed lender with an office in ocean county, and I grew up there, would be happy to kick around ideas about that area. Additionally, I have 2 rentals in Hudson county, not an area you are considering, but I can certainly share some stories from those experiences.

I've been doing private lending for quite sometime. happy to answer any specific questions you have. @stevenwilson made a suggestion I agree with. that is how my mother started private lending 35 years ago, she lent to her younger siblings (bank then rates were higher, so she saved her siblings some money, but also put her money to work)

I would try reaching out to another broker... Yes, things might take a little longer bc of volume, but that doesn't mean s/he shouldn't start your application
