I have lived in DC, chicago, Madrid, and hoboken/jersey city. Chicago is awesome, if you don't mind cold weather, but it might not be THAT much cheaper than NYC. I've stayed in hoboken/jc for 13 years, so I am probably biased toward that region. Again, not incredibly cheap, but you can find options more affordable than NYC, and you can still access NYC easily. In my travels I have been intrigued by Nashville, San Diego, Charleston, and Denver (not necessarily a walking city), likewise with Scottsdale. I didn't feel like Atlanta was a walking city. Portland and Seattle have walkable parts, but might not hit your price point. I hope this helps

Hi Nicholas, I am licensed lender and broker in NJ, I have a few investment property loans in the works and they are pulling between 3.25% and 3.5%, no points paid. Of course each scenario has different components, if you want to chat or have me run your scenario to get an estimate, just let me know. -Christene

Hi Mike, I am a licensed broker in NJ and I can say that the main bank I broker with says, "there is no leeway. Investment properties are not allowed on FHA." I also do private lending, if you have any questions, or if I can help, let me know.

Craig, I would say look for a private lender, or a hard money lender. I can't speak for others, as to if they would lend that amount, but I do private lending in NJ and I would definitely entertain this loan. Or maybe find a partner who would buy with you and then you can structure an agreement where you buy that partner out over a specified period of time, with periodic payments or something agreeable to both of you?

Hi Adrien (and everyone else)... congrats on the 6th property! I have been in Jersey City for 12 years. I work in television, but also have 2 rentals and do some private lending. I too would be interested in chatting about our market/area or even meeting up for an outdoor coffee or drink to kick some ideas around.
