Bigger Pocket forum post Goal
My goal was to never post on BP until I had actual hard assets to discuss and share. Planned on a 5 year goal made it happen in 2.
2017-
Played baseball for about 15 years, high school, college and tried to pursue professional ball through independent leagues. My father, who is a General Contractor and ruins his own construction company started to have problems. His health started failing because of the way he ran his business. He would wake up at 4am, go to sleep around 11-1am and eat whatever was easiest. Only solution I came to, was to quit pursuing baseball and help him get his life back on track and start mine outside of sports.
2018-
We are doing 4-5 remodel jobs a month as sub contractors for Home Depot, Two custom home projects and finishing a flip my father started in 2017. I didn’t have any knowledge in the construction space so I started with demolition, material drop&pick up and setting up times and dates for job site estimates. My father saw busy work as getting things done but in my mind we worked hard and long for unequal pay. One day I asked him about his retirement, solely because I was over being a 6am-5pm laborer. He told me that remodels and fix/flips is what he will be doing until he’s 80 because of 2008. This not only broke my heart but made me want to find a solution for the next problem my father had. I googled “retirement plans for General contractors”, stocks and real estate popped up. We were already in a branch of real estate so I clicked real estate. Passive income through real estate caught my eye so then I googled “Passive income through real estate”. A you tube link popped up with a tall bearded guy named Brandon Turner with the title, The Four Quadrants of Passive Real Estate Investing…Bigger Pockets. I download the podcast app I deleted years ago, and added Bigger Pockets podcast.
2019-
March 2018-2019 I started from episode One and listened every day until I finished the whole series, along the way I made a LinkedIn account, added every guest that I wanted to learn from to my LinkedIn, added their podcasts to my library and had different days listening to different series and lastly bought books that were suggested on the podcasts that would help me grow my knowledge to be like the men and woman I listened to. Next I picked a niche, Multifamily. Then I went a little deeper into value add multifamily.
2019-
I didn’t reinvent the wheel, just listened to the actions of the men and women that told their stories.
I downloaded LoopNet, called 72 multifamily brokers I learned about them as people first then as professionals and then talked over their numbers on their offerings, let them know my criteria and who I am and my goals. I interacted with the people I added on linkedin, told them my story and let them know I will be working with them one day. I met with lenders, agents and sub contractors. I took them to lunch, learned about them and told them my goals.
2020-
March 20th closed on 11 units, value add by under market rents, forced appreciation by remodel and possibly adding a room by remodeling an unused storage unit.
June 19th closed on single family flip. Two houses on three lots, wholesale one house in escrow, giving us one house to flip and money for a down payment. Sold yesterday to our hard money lender who has hired us to do his remodel.
October 9th closed on a Four-plex. Value add through being completely vacant, owner wanted $1.3 and I talked him down to $900 from my knowledge of demolition and dealing with remodels.
My 10 year plan of setting up a retirement for my father has jumped to 5 years, my plan to set my now wife (also got married October 17th 2020) financial free is at 7 years, and my plan on creating a professional career that I can be proud of and 100% in on is in full effect.
