Hello!

I have been looking all around the internet for scheduling software that fits my needs and have not had any luck yet. Basically what I am looking for is scheduling software/app that would text the potential tenants an hour before the showing. Once the text/call goes to them I  wanted a way for them to confirm that they would be showing up to the appointment. This way they can confirm and I dont waste my time going to a showing. I would of course want a way too see that they confirmed or did not. Ideally the service would text me saying that they confirmed. 

For this to work the scheduling app would have to require they put their phone number in to schedule a showing. Ideally they would have to answer my pre-screening questions prior to even setting up a showing. 

Currently I just have potential tenants call me, I do a pre-screening, then set up an appointment if they qualify. I then call/text an hour prior to confirm the appointment. 

Does anyone know of any software that I could put on my postings that would have a link where they can do the pre-screening/scheduling etc? I have not been able to run across one yet. 

I m more than willing to pay for the service, but free is always nice of course.

I started off in Anchorage house hacking because it was all I could afford at the time. I bought for cashflow, and it has worked out really well in my case.  But I am a very hands on manager and seriously enjoy it. 

That in mind, I am now looking to invest out of state as well (unless a super deal comes up) mainly because of the strange things our government keeps doing with laws, budgets, etc....

There has been a slow but steady population decline in Anchorage and a rapid growth in drug users, mental health issues, and thefts etc... resulting from that. Of course this is an issue in any city, but it seems to be more and more prevalent lately. Heroin and meth are a huge epidemic. Good for mental health and hospital jobs though that's for sure.  All the hospitals/clinics are always hiring.

However. Anchorage houses are expensive, especially for the median household income which leads to a lot of renters. Add in JBER and if you have a decent place at a decent price you should never have any issues keeping a unit filled. I dont even in my low income areas and I am very picky with tenants. 

My biggest fear with Anchorage is that Alaska in general is so heavily based on oil prices. Thus why I am looking at checking out other areas. Sorry if I'm babbling its midnight.

I use Tenantcloud. It started off kinda meh, but they have come a long ways and have really improved. Its basically a significantly cheaper version of Appfolio that does the same thing. Rent payments are only $9/month for unlimited payments. Also lets tenants use credit cards and it automatically tracks in your system.

Hey Christina, 

I spoke with Kevin and he definitely seems like what my Dad needs. Regrettably when I called my Dad to see if he would meet with him he informed me that he had signed a contract with another contractor this morning. So disregard any of this message I really appreciate all the help and input!
