Help with contractor in Indiana

Hey, this is a shot in the dark but my Dad needs some help and I am not sure how to help him. 

So my Dad lives in Indiana, where he and my step mom saved up their entire lives to build their dream home/bed in breakfast. It is a castle

During construction the contractors did not know what they were doing and built it wrong. This caused extensive internal damage to the walls/interior because apparently for years water was leaking into the walls and rotting everything out. Well, after an almost 2 year legal battle they were finally rewarded an insurance payout to fix the damage. 

The biggest issue that he is having now is getting a contractor to do the work for a decent price. As you can imagine any contractor who sees a family living in a giant castle assumes that they have money and tends to hike up the prices. The biggest issue that he is running in to right now is that all of these contractors are giving him price tags significantly higher than what the insurance paid out, but refusing to itemize any of the expenses. One even said that it would cost around 60k for transportation fees over a 6 month period when my Dad offered to let them stay in the castle for free while they worked. 

I totally understand that it is going to be an expensive operation, that is a given from the extent of the damage. However, I am really just looking for a contractor who has some experience with fake rock (thats what the walls are) and is willing to itemize the list and give a fair price.
