Tenant paying due to window not repaired
I just closed on a big building, and one tenant had mentioned to me that a window is falling down, and doesn't stay open. that was about 2 weeks ago, I told her that I took over the building with numerous problems (including tenants not paying rent...) and I need to go out of town for a week, but I will try to get to it as soon as I can (it's not a shower not working, it's not a leak etc. It's simply that from one out of the many windows of the apartment she needs to put something to hold it up.... now, I do think that I need to fix it as soon as possible, and had already one guy come down to fix it, but he just doesn't know how this specific window works so I have to call a different guy...)
today when I had to be at the building I knocked in (she had complained about mailing in the rent, so I figured If I'm. Anyway here I might as well make it easier for them)
and didn't open the door and was yelling when I knocked and couldn't hear what, at first I thought she is telling me to wait, but then I heard the word "window", so I realized she is blaming not paying rent because the window wasn't fixed, so I left.
this is the first time she's [supposed to ] paying rent...
I would like to hear what you feel about this. ...

PLEASE DO NOT RECOMMEND TO TAKE A PROPERTY MANAGEMENT FOR A FEW REASONS. LOL
1) I already know about that great idea
2) I see a very sad thing, people here sometimes discourage other property owners when they ask advice, There is "nothing" wrong I'd you try it by your own, and you may fail too.... that's way of life. And I don't buy what other people say that they Alaska have it easy because they're experienced, IT'S NOT TRUE!! a bad tenant is a bad tenant no matter how experienced you are, and a firm person is a firm person, no matter how experienced you are......
