John, JG Real Estate has 4.7 stars (of 5) on google out of 32 reviews. http://jg-realestate.com/  I don't have any connection to them. 

If you post on the forum, you'll likely get people offering their services more than you would get people with reviews of their property management companies. Not that I am disparaging anyone who would hustle up on the forums- at least you know they are hungry.

The world is your oyster. You could try to find a silent partner to come up with the rest of the rougly $30k. You'd need to figure out what sort of split you'd want to offer them. Do you have any money in reserves after that though? Sounds like a good deal to me if your numbers are right.

If you know anyone with money, you could interest them with the great returns and a strong sales presentation.

I believe the hard money approach depends on increasing equity through repairs (to try to increase the value enough to get to that 30% equity in the house); then refinance conventionally.

I haven't done either of these things myself.

from what I understand, this year has been a pretty lean year.  My company specializes in rentals by Temple. I'm also an investor in the area.

The more bedrooms, the harder the place is to rent. Also, the further from campus the harder it is to rent. I have a 4 bedroom that is the half block past 17th St just north of Cecile B Moore, and I haven't rented it yet. I went from asking $2000/month to $1850 and am going to $1600 soon.

The way I structured my deal, I'll be alright at that price, but I was told I could rent it for $500/room no problem. There is money out there to be made, but there are a lot of moving pieces to consider in the college niche and in the Temple niche in specific .

If it cash flows as it is right now, then what is there to worry about?  That is not a rhetorical question. If you've considered repair costs and vacancy, then the only things to be nervous about would be if you think the values in the neighborhood are going to drop for some reason or you are nervous that you are going to miss out on a better deal somewhere else, yeah?
