The BP books are the best imo. Very thorough, straight forward, and easy to understand. Lots of books have too many anecdotes and not enough substance.

Managing your own property, when you only have one, is a great way to save money; but I've found it even better for learning how about how a house, tenants, the law, and contractors all work.

My office is in Brewerytown and I live in Northern Liberties! My investment property is by Temple. Francisville is the next spot to blow up, IMO.

@William Plymouth- You are looking for a buy and hold deal that is rent ready, correct? Are you looking for a single family house or a multi-family? 

@Joe White- Do you use the BP calculators to analyze or do you have your own spreadsheets? I'm wondering what you use for repair % and Cap ex %? I used 7% for both  when analyzing older buildings (pre-walk through) that are still ostensibly rent ready (no obvious differed maintenance).

Kathryn- Can you PM the addresses of the places you were looking at in Germantown that you didn't buy? I'm the buyer agent on a deal in Germantown right now. I'm wondering if it was the same seller.

I am not a tax or accounting professional. So take this idea with a grain of salt. 

Couldn't you just put everyone on the bank account and have every landlord sign the lease? 

Is your tax accountant experienced in this sort of deal? I feel like I would hire an accountant  based specifically on their ability to guide me through this type of question.  Yeah?

Does anyone have a strategy for finding seller financing? I'm specifically interested in finding people outside of my network, or for advice/strategies on developing a network in a very focused way towards finding seller financing deals.

I have MLS access and am thinking about reaching out to property owners, but I'm not sure what sorts of owners might be most open to seller financing.

Thoughts? Proven strategies? New brainstorming ideas? All feedback is welcomed.
