If anyone in Philadelphia is looking to ride out to Horsham for the DIG general meeting. I'll be leaving the city at 5. I need to leave the meeting at 7, so I can most likely just give you a ride out there. If you were thinking of going, this way at least you can have some conversation on the way out. PM me if you are interested.

I found one, 2-unit place in Manayunk for $230k (1 bedroom and 2 bedroom). But there are ten options under $500k in Roxborough. Certainly enough to start checking out and making offers. Are you looking for a turn key property that won't need any work, or are you looking to add value through buying something that you can improve?

Great question. Have you asked your broker yet? You might be able to negotiate a deal even if it is company policy to split the listings on your own property.  If you end up calling other brokers to get a feel for what is possible out there, I'd be interested in hearing what you find.

If you'd ever like to come by my office, we can look at the area together and run some numbers through the BP calculators to weigh the pros and cons of deals in that area on paper.  I haven't checked out Germantown yet, but have been meaning to see what is out there.  Message me if you are interested.
