I'm trying to get a sense what the occupancy and avg nightly rate was for 2017-2019 in an area. Are there any data aggregators (e.g. AirDNA) that will give annual snapshots going back that far? Also, are there any where I can just get those two high level #'s for one place/property on a free or demo account that anyone knows of? Hate to drop $50 for 2 quick #'s, but I may have to. AirDNA is even more expensive as the cost goes up if you want the info on the adjacent town etc.

For me as a guest, Fire Pit is #1 on the list. If your region allows that, it's a pretty cheap feature for the ROI

If you are a kid friendly rental, I would start on that note and work from there. The more there is to entertain children, the more the vacation feels relaxing for the parents, even if all they are doing is having a quite cup of coffee on the patio. 

I guess the question is, do you want to adhere to the state laws or not? I'm not suggesting what you should do, but if you're ok with not going along with the guidelines and maintain the existing bookings - I think at the very least you need to honour any cancellation requests that come up. That's likely best for you anyways as if you don't, and the state is banning STR for the time being, you'll likely be forced to anyways.

I would reach out now to all your booked guests over the whatever time period the existing order is and offer a cancellation no charge. Better to have them do it right away so the dates are available for others than cancel 1 day before their visit. 

I knew this was coming, but it's official now for NA?

A good PM should be doing this for you - if that's not happening - you'd be better off spending your effort/time finding a better PM then working on supplemental advertising to theirs

 I allow 2 max. No issues. I make a good bet of extra money annually on pet fees. People are more likely to do damage than pets.

I take it you charge more in pet fees than the increased cost in cleaning? not a bad safety buffer as well
