John, that sounds great. I think if we could get 4-5 people interested for the first one that would be enough to get started.

I know Nanaimo has a meetup group going but thought I'd see if there was some interest in getting a Comox Valley/Campbell River area meet up going as well. Happy to organize (zoom for now, but in person hopefully soon) if there was decent traction. Either reply here or send me a PM. If interested, it would be good if you let me know where you are in your real estate journey (have some properties already and looking to expand? Looking for your first property etc) and what you're hoping to get out of a meet up.

Curious to hear from others that have used them - specifically Roomonitor - not a lot of info out there on that one.

I'm not in the US, but regardless, I'm not doing anything. The child is being added to the lease as full time tenant.

As mentioned - I've let it go and realized I was overthinking the issue. I'm on board with everyone's thoughts in this thread. Having said that, where I live I most certainly could force an eviction from this. They are in breach of the lease. But again, I agree with the sentiments in the thread and appreciate the feedback.

Appreciate the feedback. I think I'm most bothered as this individual was specifically talked about during the lease - that she would visit here and there for a few days at a time, but it was clear she was not to be a resident. She's been kicked out of her mom's house which is also not an encouraging sign. 

I have a 2 adult/2 kid (6/9) family living at my 3bed/2bath rental for about 18months. Rent is always paid on time, and while the family is messier than I like, they are not dirty (more laundry and toys etc everywhere in the house than dirty dishes piling up). He just told me his 14yr old daughter from a previous marriage has moved in. On one hand, I'm not overly concerned, on the other hand, I now have the additional wear and tear a teenager/extra body will bring to the property. Wondering how others would address this. I don't think I'm in a position legally, nor do I want to, refuse the situation. However, I'm not sure I can just leave everything as is. 

OwnerRez seemed to cover all the bases when I was looking. Perfect for your size and growing. Support so far has been great 

The owner would sign but more of a pre executed - I don't want the owner to be involved in every transaction. Was just curious if other PM's were a party to the guest contract or only the owners. Was hoping to pick some brains here but I have checked elsewhere as well.
