Taxes here are actually quite low.  Especially in my county.  Taxes run about 10% of rents. Not sure what that compares to in other states but it is not the limiting factor here.  Our biggest issue is price to rent ratios.  It is just tough to find stick built properties that have good numbers.  That is why I specialize in double wides for my rental portfolio and flip stick built homes.

As for MHP's they are taxed residential but at a non owner occupant level.  A local park that I have been doing some investing in has 19 lots and pays $2500 in taxes.  That's about 6% of rents based on our local rental rates.

Thought I would throw in a quick update here. I have continued to watch this property on MLS and it still has not closed with the buyer who put it under contract after I dropped it.

On better news my direct mail has finally paid off and I have my next flip under contract.  I will start a new thread about it and will post the link after I start it.

Sorry, I have had a lot of deals moving around this week. Going to try to put something together for next week. I think we will have better luck after business hours?  I am thinking 6ish one evening.  Any feedback appreciated.
