One of the reasons we started our on brokerage is that a lot of the agencies representing REO's will not work with an individual presenting offers. Legally they can but the biggest players in our area (Upstate) will not.

I assume that @Account Closed What if I wanted my general contractor to be more of a project manager instead of my contractor when he works for me.  I can't afford to have a full time project manager.  He would still hire all the subs etc but he would be working "for" us mutually as opposed to for himself.  Not sure that I didn't just ask the same question in a different way but basically I would like to hire a GC as a part time project manger.

The new local forums are awesome but don't see how Greenville/Upstate got left out and Mt.Pleasant got its on group.  Can't wait for this new way for local people to communicate.

I currently keep it updated manually just because I haven't taken the time to try to scrap Lowe's site. It isn't to big a deal to keep up with but I am sure there are easier ways.  I also only have the most common finishes etc that I provide to my contractor but that's still a list of over a hundred products.

I have a spreadsheet I use based on @J Scott book.  Has every room broken down and builds a materials list and SOW as we go through the home.  I use Lowes so it has the Item #'s and pricing from Lowes and builds my budget at the same time.  If you are looking for feedback on building an app I would love to work with someone and offer suggestions.

As an investor in Greenville I tend to agree with @Prag Patel.  Live where you are happy.  You can find deals in Charleston and with a good team in Greenville ( We can help you with this) ;) you could easily invest here.  My wife and I come to Folly almost monthly and it is just a 3 hour drive.  The Greenville market is very strong and I would definitely encourage you to research it.
