We get ours from Hobby Lobby.  Every other week they are on sale for half price.  Haven't seen them any cheaper anywhere else including on line.

@Adam Drummond We just opened our own brokerage last month. Primarily to have MLS access although we will make it a small profit center also with some property management and working with select investors. Doesn't seem like such a great idea now. Get in touch with me and lets talk. Maybe we can work on finding some deals. I have already started a direct mail campaign that has had a very good response rate.

Yes, MLS has all but dried up here. National rental chains are paying close to retail. We do not have strong enough rental rates to support that so I am going to wait till they realize it and have to fire sale. Recently started my direct mail campaigns and have been pleased with the results so far.

Been using Podio.  It is basic but free.  There are pay services that piggy back on Podio to give you a lot more functionality.  Right now I am just using Podio and am pleased so far but will definitely have to start using 3rd party add-ons soon.

Have been contacted by the seller and they don't know when they will have title issues sorted.  I did not extend the contract and have gotten my Earnest Money back.  Even though they have no idea how long it will take to get title sorted they immediately re listed the property.  So for now I am out again and will continue to pursue the next deal.
