Of course I would offer my time and energy to a stranger with due diligence. It's no different than choosing a tenant - I never rent to friends and family.

What is dangerous about connecting with strangers? I doubt the majority of people on Bigger Pockets forum are malicious. Unless they are a hacker looking to fish for data.

No offense, but I feel like your response is the typical negative comment that I see on Facebook or other internet sites. If it doesn't work for you, go about your day.

Hi BP community,

This forum has helped me achieve some of my goals and now I'm hoping to return the favor to 2-3 investors in 2025. I am by no means the top person on this site. But I have built a small portfolio of 14 rentals and I know the ins and outs of - registering rentals, buying houses, real estate, property management, construction, flipping, finding deals, and most aspects of this industry from start to finish.

A little about me - I live in Baltimore county, 14 rentals, full time realtor, flip a few houses a year, know general construction techniques but leave the heavy lifting to my contractors, and mountain bike

If anyone is interested in chatting or putting a plan together to achieve their next steps. DM me and lets grab a coffee. Ideally I want someone local as I am an expert on my area and don't know the intricacies of other towns and cities.

When starting out if real estate, you pretty much have no choice but to either join a team or join a large brokerage that offers hands on training. Every team and brokerage will have different pros/cons and strengths/weaknesses. I would try to find a team that fits you and your needs. Also don't be afraid to pivot, if you start with a team and they are not fulfilling their duties switch to a new team or brokerage.

Quote from @Patricia Redsicker:

Hello, My name is Patricia. I'm standing on the edge of a thrilling but honestly terrifying cliff of real estate investing. I'm drawn to the energy in the Baltimore Metropolitan Area, but worry that I'm one wrong step away from a real estate belly flop! Hoping to find a mentor with BRRRR experience in this market to help guide me towards my very first investment. I have about $10,000 saved up in cash, pretty good credit, and looking to invest in one SFR before Christmas. If you're up for grabbing a coffee or a virtual chat, I would be super appreciative to learn from you. Thank you

Happy to grab a coffee. I'm on the west side and hopefully can point you in the right direction of where to start. It's a fun journey!

Patricia, true BRRRR's are getting hard these days but can still be found. Mostly off market via wholelsaler's. I sent you a connection request, I'm a local Baltimore investor and would love to chat. Might be able to point you in the right direction. Send me a message and we can chat. Chris

great thread and advice from @Mo Maktari and @Abbey Humphreys -- following this thread! I'm also starting out/just joined BP yesterday, located in the baltimore metropolitan area. been thinking about both house hacking and BRRRR; already have a primary residence/family and kids therefore not interested in sharing with tenants. sounds like buying a duplex or similar multi unit with many doors would be good way to start house hacking and learn as i go. my goal is to buy first rental property before christmas and then scale from there (perhaps utlizing brrrr at that point). only thing i need to figure out now is financing -- do i utlize HELOC for downpayment (as long as husband is on board!) and conventional loan for remaining financing or commerical loan + $10K downpayment already saved. i have great credit, some debt, good job.
