Of course I would offer my time and energy to a stranger with due diligence. It's no different than choosing a tenant - I never rent to friends and family. 

What is dangerous about connecting with strangers? I doubt the majority of people on Bigger Pockets forum are malicious. Unless they are a hacker looking to fish for data. 

No offense, but I feel like your response is the typical negative comment that I see on Facebook or other internet sites. If it doesn't work for you, go about your day.

Hi BP community,

This forum has helped me achieve some of my goals and now I'm hoping to return the favor to 2-3 investors in 2025. I am by no means the top person on this site. But I have built a small portfolio of 14 rentals and I know the ins and outs of - registering rentals, buying houses, real estate, property management, construction, flipping, finding deals, and most aspects of this industry from start to finish.

A little about me - I live in Baltimore county, 14 rentals, full time realtor, flip a few houses a year, know general construction techniques but leave the heavy lifting to my contractors, and mountain bike

If anyone is interested in chatting or putting a plan together to achieve their next steps. DM me and lets grab a coffee. Ideally I want someone local as I am an expert on my area and don't know the intricacies of other towns and cities.

Fully remodeled in 2024. Updated electric, appliances, quartz counter, cabinets, flooring.

4 Bedrooms all upstairs, 1.5 bath, large townhouse with dining room, living room, nice foyer, and kitchen. Half finished basement, with walk out door and 1/2 bath. 

Rented to market tenant in October 2024 for $2,000 a month. We pay water bill and landscaping. 

Asking $175,000 or best offer. We typically flip houses and do not want to keep this as a rental. We own it free and clear and its ready to be sold with or without tenant.

When starting out if real estate, you pretty much have no choice but to either join a team or join a large brokerage that offers hands on training. Every team and brokerage will have different pros/cons and strengths/weaknesses. I would try to find a team that fits you and your needs. Also don't be afraid to pivot, if you start with a team and they are not fulfilling their duties switch to a new team or brokerage.

Baltimore realtor here lol. Yes Baltimore has tons of opportunity and tons of terrible/dangerous areas. Make sure to do your due diligence and you'll be successful.

Pros and cons to everything - PA might be a little less expensive but taxes are higher. Maryland might be more expensive but better appreciation. It's great to learn from podcasts, books, etc.... but do your first deal and you will learn 10 fold, just try to keep it relatively safe -low risk.
