I’m a Baltimore county agent if you want to see some properties happy to take you out. Just make sure your paperwork is in line cause houses are selling fast these days.

I have 2 multi units in Baltimore county and do the same thing, except mine are market tenants not section 8.

It’s an excellent way to gain passive income but tough to find properties at the Moment.

First step is pre-approval. That way you can determine your purchasing power! Dm if you have more questions or want to see some local properties. I’m an agent

I would rather have a great tenant than an extra $100 a month. But with that being said just make sure that you are treating all clients equally. If you raise rent at unit A make you do the same for B and C

I’m a Baltimore agent but you might be better off working with wholesalers if looking for the screaming deals.

I agree with Gage. Try to get to the $150 range and you can buy turn key. Sub $90k you are asking for trouble or needing rehab.

Yea DC is a major economic engine and I couldn’t afford to invest there even if I wanted

You were right. This #shortsale is taking forever FML no end in sight. I’m putting another offer in this week in the meantime. Hoping to go conventional with 30% down as I’m offering $85k.

It’s a pretty easy fix. Mainly cosmetic and the current tenants want to stay.

Hey Matt, I'm an agent in Halethorpe and i agree your price point is a tad low. In Halethorpe row homes are $220ish if you cross into 21229 they come down to $150ish area ARV.

Network with some wholesalers for value add. If you ever want to see anything on MLS give me a shout

I wouldn’t mind. You may need to overdress to compensate though. If you look professional and talk the talk, know your ****. I trust you.

But people judge. Look put together and know your stuff.

I also lived in San Diego where everyone was tatted and Baltimore, pretty blue collar. I never wear a suit as an agent. Button down and nice pants or dress for the occasion if need be.
