Why would you invest out of state when MD has tons of opportunity?

Yes property values might be less expensive in Ohio but are you familiar with the area. Are you going to pay a PM? Are you going to fly to that state every time you need to do something.

I’m in Maryland and we have opportunity here. I would invest in your back yard to start.

Thanks for the in depth response and no I have not given up and things are going relatively well. Sorry if that post came off as negative but I’ll be honest - I’m jealous.

Those numbers are awesome and it sounds like you are dialed in!! Hoping to streamline my costs and improve as I go.

What is your goal? Exit strategy? Or end game?

How many properties do you have? It sounds like you are already inching towards retirement? Are you looking for millionaire status? Free time?

I know that’s pretty vague. My personal goal is to get financial freedom so I can pursue my hobbies. Keep killing it. And if you happen to live near Baltimore. Let’s get a drink!!! Cheers

Not to be a hater but this deal seems a little fluffed.

Refi before the 6 month seasoning period?

Hard money was 10% and didn’t charge interest until after project was complete?

Overall congrats but this deal seems to good to be true. If it is, you better rinse and repeat cause that was a grand slam. Tough even finding deals in my market at the moment.

Depending on your situation, i don’t know if I would waste the money getting new meters. That could open up a can of worms and is not cheap.

I would offer a package deal - flat rate for wifi, electric, water, trash all included in the rent. Then charge an extra $100-200 or whatever you think is fair.

That is true. It’s hard enough for us to do it locally much less an out of state investor.

Once you get here you can make it happen. Or if you have a high paying job and can float some of the bills not a bad place to get your feet wet. But prepare for a 30-40% learning surcharge
