Thanks Michael.  Appreciate the feedback. I'm cold calling newspaper ads and searching Craigslist and there is a lot of people willing to do seller financing. I guess once I get the part of negotiations I'm kind of confused on what paperwork to use.  A standard purchase and sale agreement stating the terms? That's kind of where I'm lost. Thanks

Hi BP. I'm currently seeking anyone who has experience with seller-financing specifically in Texas. I'm looking to acquire as many properties as possible without using any of my personal credit. I've created my LLC and have many Texas specific documents from my real estate attorney. Just need a push in the right direction you could say. Any comments would be appreciated. Thanks a bunch. I'm seeing that a great market to pursue is sellers who's home has been on market for 90 days or later and is eager to sell. My question is can I get a seller under contract when they are represented by a real estate agent? Do I have to wait until contract expires? Can I make a deal with the realtor? I live in Texas. Hello BP. I understand ever since 2005 when Dodd-Frank came into effect a lot of confusion has developed as far as how to tackle lease-options in Texas. I've been reading and I understand that after 180 days it's considered an executory contract. I know this requires more paperwork from the sellers position. I'm looking to tackle this head on and master this niche. If anyone has experience with this please contact me or respond to this post. Thanks a bunch

Hello BP. Here's my situation. I've sent out a yellow letter list and the response rate has been great. Had about 20 calls in 4 days ( I think that's good) . Anyways, I'm coming across a lot of deals where the owners don't want to give up their property and a highly discounted rate, just an average discount. I know there are ways to get creative with these people and their terms but I'm having trouble figuring out how. I'm kind of familiar how for sale by owner terms can be flexible but I really need someone to actually give me an example of one before I'm ready to do these deals myself. I think I've already lost a few deals due to my lack of experience and knowledge. If anyone can give me advice it would be highly appreciated. Thank you very much

Hi BP. In the past few months I've been reading and researching my *** off. I feel I am ready now to be active. Is there anyone in the Houston area or the south Houston/Galveston area that would be willing to go 50/50 on a deal? Or even maybe 60/40 depending if a seasoned investor wants to work with me and show me the ropes. I figured I'd ask before I jumped into this by myself. I have my LLC setup and I'm excited about this new chapter of my life. Thank you all. Happy investing!

@ Will Zena. Hey man. I'm new to this too. I've looked at all avenues. Flips, rentals, multifamily and etc. As a beginner with not much experience my suggestion to you is to look into wholesaling properties. The risk is super low. The rewards are plentiful. Yes you need to research and spend a couple hundred bucks on learning the system but I think for beginners it is our best bet. Master that niche and other opportunities will come your way. Just my opinion but I think it's a good one considering I have been researching, networking and marketing for a while now before I have "taken action". Good luck. P.s. You tube is an awesome source as long as you can tell the real between the false.
