Lease-options in Texas

Hello BP. I understand ever since 2005 when Dodd-Frank came into effect a lot of confusion has developed as far as how to tackle lease-options in Texas. I've been reading and I understand that after 180 days it's considered an executory contract. I know this requires more paperwork from the sellers position. I'm looking to tackle this head on and master this niche. If anyone has experience with this please contact me or respond to this post. Thanks a bunch
