Need advice on creative TERMS

Hello BP. Here's my situation. I've sent out a yellow letter list and the response rate has been great. Had about 20 calls in 4 days ( I think that's good) . Anyways, I'm coming across a lot of deals where the owners don't want to give up their property and a highly discounted rate, just an average discount. I know there are ways to get creative with these people and their terms but I'm having trouble figuring out how. I'm kind of familiar how for sale by owner terms can be flexible but I really need someone to actually give me an example of one before I'm ready to do these deals myself. I think I've already lost a few deals due to my lack of experience and knowledge. If anyone can give me advice it would be highly appreciated. Thank you very much
