Gotcha. Thanks everyone. I'm also seeing something about doing a 6 month lease option then automatically rolling it into a land trust for another 12 months or something along those lines. Does this sound familiar to anyone? Thank you so much. And yes I'm seeing my attorney on Monday

@ Jeffrey H. Yes it's residential SFH. You say owner financing or conventional etc, can you give me an example of how I do that? I'm probably going to put 20percent down on the house I'm purchasing so I won't own it. Can I do those things when I don't actually own the home? Thanks so much

Hello BP. Ok so I'm getting close on closing a deal on a rental. I've been reading and I'm hearing that in the state of Texas you an only do lease-options for 180 days. Anyone have any insight on this? Also if I can't do lease-option what other options would I have as a landlord to minimize my time being so-called bothered by a tenant. Thanks everyone

Hello all. With me being fairly new to this game I'm seeking someone with a little experience and possibly partnering with in the Galveston county/ south Houston area. I have funds just not a considerably large amount. I'm coming across multiple deals everyday it's just that most of them are out of my league. Thanks a bunch

I've been approved through a hard money lender and have a few properties that look good. My question is, has anyone here used a hard money lender and did it work out? I'm hearing a lot of negative things about them. I understand interest, points, and fees are expensive but is there something in missing? Thanks everyone

yes I have noticed and am in the process of contacting hard money lenders. Hopefully just do this to get started due to high interest and multiple fees. Thanks so much
