@Hilary Stadler I would say it depends on the foundation issue. I just had 7 piers put under my foundation and it only cost me 4200.

@Danielle McClelland this thread gives me comfort. I'm 38 and the only house I've bought is my personal residence. I wanted to get away from renting. I'd like to get a rental next year.

Post: Southwestern OKC and Amazon

What's everyone's opinion on how the huge Amazon facility being built on Portland near the airport will affect property values and rents in the southwest part of the city? That facility is going to employ 1500 people, so it might have an affect on rents in the general area if they want to live near work. I'd also expect that facility to have an affect of spurring other commercial development in the area.

Okay, so after a year, I could turn it into a rental unit? Okay. Though I'll be living there longer than that.  Thank you, @Brie Schmidt I remember hearing you on the podcast a few years ago or whenever it was.

I'm in the process of buying a house that I'm going to live in for a while before turning it into a rental property. In the meantime I plan on looking for other houses to turn straight into rentals using the BRRRR method. So, here's the question. I'm looking at different down payment options from an FHA loan all the way to 20% down. How long do you have to live in a house bought with an FHA loan before you can turn it into a rental, or do you need to refinance into a conventional loan before turning it into a rental? I've heard varying answers. I've thought about an FHA loan so I don't have to put down as much because I want to get my car paid off early, wiping out my second largest bill.

I've been on the hunt for a duplex to house hack, and will be going to look at one tomorrow. The one side has a tenant already living in it. If I were to get this duplex, what would you suggest doing in regards to the tenant? How do you take over as the landlord and transferring the payments the tenant makes? How do you go about making up a lease?

My primary interest in starting real estate investing is house hacking with a duplex. However, another option I'm open to doing is buying a house to live in, rehab at the same time, and use the built up/built in equity as a down payment on a rental property. Does anyone who's taken this approach have any advice or tips? I'm sure I'll have more questions through the topic. I plan on buying by the time my lease is up in November.
