Live in rehab to build equity

My primary interest in starting real estate investing is house hacking with a duplex. However, another option I'm open to doing is buying a house to live in, rehab at the same time, and use the built up/built in equity as a down payment on a rental property. Does anyone who's taken this approach have any advice or tips? I'm sure I'll have more questions through the topic. I plan on buying by the time my lease is up in November.
