Sorry for all the questions I'm asking. Trying to get as much info as I can before embarking on this journey so I can plan accordingly. What are the laws in regards to tenants or landlords paying utilities in and around Oklahoma City? I would greatly prefer to pass along the utility bills to my tenants. I know some municipalities mandate that the landlord pay the water bill.

Yeah, that's what I'm thinking. I'd really like to get my second property next year. Maybe 2, if I can get some good deals.

I'd agree with you on both of those areas. I'm more excited about watching Strawberry Fields develop than I am the Wheeler District because it will be part of the overall redevelopment and expansion of the downtown area from the new convention center complex, park, and Strawberry Fields. Thinking longer term, I think it's almost inevitable that the gap between Yukon and El Reno fills in like the gap between Yukon and Oklahoma City did.

I moved to Oklahoma City from Ohio in 2013 and have since watched changes across the city. What do you think is the next area to undergo a boom in either property values, development, or both?

The lease at my apartment is up in November and I would prefer to not break the lease and potentially have to dish out thousands of dollars if the unit isn't filled. A little bit a of a background. I have about 20,000 saved up, credit is about 770, and my only real debt is my 230 a month car payment. By November I hope to have 25-28K saved up. By househacking I want to accelerate my savings by getting the 700 a month rent monkey off my back, pay off my car loan early, thus increasing my savings even further and then go on to buy other rental properties.
