Thanks for the info. I should have been more specific though. Our house were selling has an accepted offer and is set to close in 10 days. The house were wanting to buy is a major fixer upper deal and is going to be completely as-is, And is extremely cheap (less than the assessment value on just the land) we may even just buy it with cash and finance it later to get the cash out. So we wont have any inspections or anything extra done before buying.

So were selling our first live-in flip in 2 weeks, I've found another property to buy that is for sale by owner. I made the seller an offer and he has accepted, whats next? I'd like to get a purchase/sale agreement to him asap to lock the deal down because I don't want to give them enough time to tell anyone they are selling it and receive a higher offer on it. How can I go about doing this? Should I just contact an agent and ask them to write an offer for me? or would it be better to find a real estate attorney or just call a title company? about How much would I expect to pay for this?

I have a piece of property I found and reached out to the owner about buying. Turns out it was owned by her father and he passed away almost 20 years ago. She has been paying taxes ever since and just wants to get rid of it, and is willing to just let me have it if I do the leg work of getting it transferred to me legally. Hes still the current deed holder. Can anyone tell me how I would be able to get it transfered to her so that she can deed it to me? The property is a very small vacant lot and isnt worth a whole lot so Im afraid involving a title company or hiring an attorney to file something isnt worth the cost. And I would like to learn how to do this on my own for future reference.

We are selling our first house and have an offer but the buyer wants a home warranty. The house is over 100 years old and isnt perfect. I'm wondering since they asked for it are they just asking me to pay for it or is there some sort of liability on my end in offering a warranty? I dont want to agree to pay for a warranty if thats going to put me on the hook for future repairs or something.

Im not sure if i can or not. I dont have subscriptions to agentpro or listsource. I saw a youtube video a while ago where someone was able to just draw an outline on a satelite map and he was able to get a mailing list for all the properties within his outline, of course now i cant find it

Haven't done a whole lot of searching for this, but I figured I'd ask. Does anyone have a good site they use to create mailing lists where you can look at a satelite image and select properties in a certain area and build a list that way? Its not for real estate, but I'm trying to send out post cards to properties that are Half an acre or larger. I can look at the county GIS or google maps and write addresses down but Id much rather get a list I can just copy and print off mailing labels for since I'm doing a couple hundred and will be sending to the same people multiple times

Im selling a cheap parcel of land and am looking for a simple as-is contract I can use. Theres no buildings, no financing, nothing extra involved. Just using a Quit claim deed. Selling price is less than $1,000 so I dont really want to pay a couple hundred to have a professional do this for me. Anyone have a blank contract they could email me? Most of what I see online looks like overkill and has all kinds of extra legal stuff that I dont think is necessary in this case. Just want a simple cut n dry agreement to have the buyer sign.

What all do i have to do though? I have a quit claim deed from when i bought it from the county. Do i need a new one or can i just sign over the one i have? i just want to cover the basics to be sure i am no longer the owner and no longer liable for anything to do with the property
