I need a simple land sale contract

Im selling a cheap parcel of land and am looking for a simple as-is contract I can use. Theres no buildings, no financing, nothing extra involved. Just using a Quit claim deed. Selling price is less than $1,000 so I dont really want to pay a couple hundred to have a professional do this for me. Anyone have a blank contract they could email me? Most of what I see online looks like overkill and has all kinds of extra legal stuff that I dont think is necessary in this case. Just want a simple cut n dry agreement to have the buyer sign.
