For the sake of making this real simple... I have a property that Im selling for less than $1,000 how can I transfer ownership to the buyer in the cheapest fastest way possible. Also interested in this for future purchases so sellers dont have to drive to meet me especially when they live out of state?

I just cant find much info on this. I know I can have them sign a purchase and sale agreement but what else? Not sure what to do with the deed I received from the county when I bought it.

Anyone have any experience making real low offers on VA houses? Seen a few listings that Ive thought about making offers on but they are usually houses that need to be totally gutted. Is it even worth offering half what they're listed for? or are they usually not going to let them go unless they get close to asking price?

Yeah just make sure if you do this you look into the allowed use of the land and zoning. I thought I was getting a good deal and bought a lot for $400 only to find out its Considered lowland and I basically cant do anything with it but look at it and pay taxes on it... Live and learn

Nothing like the satisfaction of doing the work yourself though and seeing how much money you save vs hiring someone.

Thanks. Drywall and paint are one thing I don't like messing with, just don't have the patience to make it look good. I always start out with good intentions and then just end up getting sick of it and start rushing and things get sloppy Lol. Luckily my fiances step dad is a painter.

I know its a small list but I live in a small town (less than 5000) and plan to send to these same 200 names once a month or so. My criteria is really set at whats ideal to me for what I'm looking for. Ill look at listability and YellowLetters though thanks

Anyone have a website they would recommend for direct mail marketing that will pull a list and mail for me? Or how do you do your mailings? Have a small list of 200 names I made on Listsource.com but its too cheap for their $50 minimum so apparently they wont sell it to me

Does anyone have any experience negotiating with the county treasurers office on a lower price for a property? I know some counties have properties that have been on their books for years because the taxes owed are more than anyone wants to spend on them. Just wondering if anyone else has ever offered less than the taxes owed and been successful?

Thanks guys. Started reading a bunch of the blogs yesterday. Lots of info on here I see. Just a matter of navigating it all and learning where everything is.

Started reading though a bunch of blogs yesterday. Looking for tips on partnerships, legal entitys, taxes, analyzing, lenders etc. So much more to it than meets the eye.  Trying to get started in flipping to build up some cash.
